Important Limitations of Inspection
All inspections performed by CL100.com are visual inspections only of readily accessible areas of the property at the time of the inspection. The inspection is conducted in accordance with industry standards and applicable regulations (including the Official South Carolina Wood Infestation Report requirements for CL-100 letters, where relevant).
- Findings reflect the conditions observed on the date and time of the inspection only. We make no representations or guarantees regarding future conditions, infestations, or damage that may develop after the inspection.
- We are not liable for any infestations, damage, or conditions that:
- Were concealed, hidden, or not visible during the inspection (e.g., inside walls, beneath flooring, behind insulation, or in other concealed spaces).
- Occur in inaccessible or obstructed areas, such as low-clearance crawl spaces, locked rooms, areas blocked by storage/furniture/appliances, slab foundations without access points, or any areas requiring dismantling, breaking into, or removal of materials to inspect.
- Develop subsequent to the inspection due to changes in environmental conditions, new entry points, or other factors.
- Inaccessible areas will be noted in the report where possible, along with the reason for inaccessibility. No comments or assumptions are made about conditions in uninspected areas.
- This inspection does not constitute a structural damage assessment, home warranty, or guarantee against future pest activity. It is a snapshot of visible evidence of wood-destroying organisms (e.g., termites, powder post beetles, wood-decay fungi) and related conditions at the time of inspection.
- We recommend ongoing preventive measures and periodic re-inspections, as pest activity can reoccur from neighboring properties or undetected sources.
If previously inaccessible areas become accessible, a supplemental inspection may be requested for an additional fee.
